Refurbishment and change of use to residential in Sant Andreu by Grupo Cubic

Sobre la obra

Turning a commercial unit into a modern, functional home

The refurbishment and change of use to residential in Sant Andreu, delivered by Cubic General Contractor, is a representative example of how to transform a former commercial unit into a modern, efficient home perfectly integrated into Barcelona’s urban fabric.

This integrated project included structural modifications, a complete renovation of installations, an optimised layout and a carefully designed interior, all executed with sustainability, comfort and full code compliance in mind.

Structural adaptation in line with the CTE

One of the fundamental aspects of the project was the structural adaptation of the space, ensuring compliance with the Spanish Technical Building Code (CTE) and municipal regulations for residential properties.

The following works were carried out:

  • Reinforcement of foundations and slabs.

  • Modification of load-bearing walls to optimise the layout.

  • Comprehensive structural upgrade to maximise habitable space with full safety.

This rigorous technical approach allowed the originally commercial environment to be converted into a perfectly functional, legalised home.

Efficient, sustainable installations

As part of the refurbishment and change of use to residential in Sant Andreu, all installations were completely renewed:

  • Electricity: new network with low-consumption LED system.

  • Plumbing and sanitary ware: redesigned to optimise water efficiency.

  • HVAC: energy-efficient heating and cooling systems were installed.

These solutions guarantee a comfortable, sustainable home environment for the long term.

Smart layout and residential comfort

The interior was planned with precision to create a spacious, bright and functional home despite the constraints of the original commercial use. The layout included:

  • Open day zone with integrated living room, dining area and kitchen.

  • Private rooms and bathrooms with high-quality finishes.

  • Visual connections to the outside through large windows and terrace access.

This approach turns the new home into an ideal space for contemporary urban living.

Interior design: a fusion of modern and rustic

The aesthetic proposal succeeds in balancing modernity and local character. Standout elements include:

  • Exposed brick walls that evoke the neighbourhood’s industrial past.

  • Natural wood furniture and warm textures.

  • Abundant natural light that amplifies the sense of openness.

The result is a welcoming home with its own identity, aligned with the Sant Andreu lifestyle.

Coordination with the City Council and change-of-use legalisation

A key part of the refurbishment and change of use to residential in Sant Andreu was the administrative file management, carried out in close collaboration with Barcelona City Council.

This included:

  • Approval of the change-of-use project.

  • Compliance with all planning requirements.

  • Obtaining the relevant permits and certifications.

The process ended with the full legalisation of the home, ready to be used and enjoyed.
